The designation
What is a Blue Pebble Certified™ Homeownership Advocate?
A Blue Pebble Certified™ Homeownership Advocate is an agent trained and pledged in public to advocate for a buyer’s full cost of homeownership, mortgage included. Buyers get help shopping the loan, not just the price. Agents get a credential that travels with them, to any brokerage.
What the certification stands for
Finding it, financing it, protecting it, keeping it. Most representation stops at the sale price. An advocate is trained on the whole cost, from rate and points to what comes after closing, so they can help a buyer shop it.
Every advocate signs the Homeownership Advocate Pledge: put the buyer’s total cost first, disclose how they are paid, never steer a client to a lender.
Advocates can connect clients with salary-based loan officers, so the pull toward a bigger loan is far weaker and the cost of the loan itself is lower. Clients are always free to use any lender.
Not a recruiting funnel. Agents keep their brokerage and their split, and their clients get the same preferred pricing ours do. Nothing is conditioned on joining, and no leads are allocated through it.
Why we opened it up.
Blue Pebble could have kept this in-house as a selling point. But the industry-wide problem is structural. Buyers lose money wherever the person quoting their rate profits from a higher one, and a fix that only works inside one brokerage is not a fix. So the training, the pledge, and the preferred pricing are open to any agent willing to put their name on the standard. The mission is bigger than our roster.
Meet the advocates
Every advocate in good standing carries the Blue Pebble Certified™ Homeownership Advocate badge in our public directory. It appears when someone earns it and comes off if they lapse. The first advocates are Blue Pebble’s own agents, certifying now, so the badge starts showing there from September 2026.

Every advocate signs the Homeownership Advocate Pledge, the written standard behind the designation. It is public on purpose: a promise you cannot read is not a promise.

Do I have to leave my agent to work with a Blue Pebble Certified Homeownership Advocate?
No. The designation is something your current agent can earn while staying exactly where they are. If you like your agent, the best move is to ask them to look into it. The training and the pledge travel with the agent, not with a brokerage.
Does a designated agent have to work at Blue Pebble?
No. The platform is open to agents from any brokerage. They keep their brokerage and their commission split. Blue Pebble agents and outside advocates hand their clients the same pricing.
What does it cost me as a buyer?
Nothing. The designation is the agent’s credential, and a buyer never pays to work with an advocate. The point of the program is to lower what you pay, starting with the monthly payment.
Why does the mortgage side matter so much?
Because the loan is the biggest number in the purchase and the one least likely to get shopped. An advocate cannot quote or originate a loan; only a licensed loan officer can do that. What they are trained to do is help you shop that side properly: read what you are being offered, compare it honestly, and ask the questions that surface the real cost. They can also introduce you to salary-based loan officers. You always remain free to finance anywhere you like.
How do I know an agent really holds it?
Meet them. The “Meet the advocates” link on this page opens our public directory, where everyone in good standing carries the Blue Pebble Certified™ badge. The badge is the record: it appears when someone earns it and comes off if they lapse. The first advocates are Blue Pebble’s own agents, certifying now, so the directory fills from September 2026. Any advocate can also show you their signed Homeownership Advocate Pledge.
Are you an agent? Put your name on the standard.
Keep your brokerage. Keep your clients. Sit in on a live training, Tuesday or Friday, then decide. No card to sit in, and you are not billed until 48 hours after your first training if you join.
The Blue Pebble Certified™ Homeownership Advocate designation reflects completion of training and a signed pledge; it is not a state license or governmental certification. Advocates who are not licensed mortgage loan originators do not quote, negotiate, or originate loan terms; loans are quoted and originated only by licensed loan officers. Clients of designated advocates are always free to select any lender. All loans subject to credit approval. Vanna Lending, LLC dba Blue Pebble Loans, NMLS #2447767, licensed in CO, CA, NM, FL, & TX.
