And how much the desk keeps on a loan is set every quarter by a vote of the agents who own it — the same people who lose the sale when the payment is too high. No. It’s a flat monthly membership for software, coaching, and partner benefits. Your price never changes based on loans, and there are no quotas, minimums, or expectations of referrals.
Do my clients have to use the program lender?

Who can join?

What's a Blue Pebble Certified Homeownership Advocate?
An agent who completed our training, signed the Pledge (real choices, counsel not steering, transparency about relationships), and keeps the annual standards. You may use the mark while you stay in good standing; it can be reviewed and revoked.
Certified by who?
By us. Blue Pebble trains the agent, has them sign a written pledge — you get real choices, you are never steered, and you get plain answers about who is paid what — and holds them to that standard every year. Fall short and the badge comes off. It is not a government license and we do not call it one. It is our word about who we trained, and we put our name on it.
What happens when I send a Loan Estimate?
A licensed loan officer prices the same file — same purchase price, same down payment, same credit range, same loan type, same lock — and returns one page with our numbers next to theirs, in writing, within one business day. No credit is pulled and nobody contacts your buyer. Black out the name; we don’t need it. Book a session and tick the box, and the confirmation tells you where to send it.
Do I have to switch CRMs?
No. The $199 membership doesn’t touch your CRM, and the Sterling Marketing System is yours to run alongside whatever CRM you already use. The optional tech package ($99/mo) is two things: your own GoHighLevel sub-account with the proprietary setup and database migration, and Claude and ChatGPT wired into your pipeline.
Can I get help with the work itself?
Yes. Members book our trained virtual assistants at $5 an hour for CRM builds, GoHighLevel customization, video editing, post scheduling and admin. Book the hours you need; no packages, no minimums.
Does this help my listings?
Buyers purchasing your listings are eligible for the same pricing. It is offered to them, never required, and they always choose their own lender.
What if I cancel?
Month to month, billed only for time served. Loan estimates from your active period keep their pricing.
What does booking a session commit me to?
Nothing. No card, no payment. You sit in on a live session, business coaching on Tuesday or the workshop on Friday, then decide. If you enrol, it’s $199/mo, month to month, and you’re not billed until 48 hours after your first training.
Is the Colorado CE real continuing education?
Yes. Each class is approved by the Colorado Division of Real Estate in its own right. Approval is course by course, and there’s a new one every month, so the credit hours count toward your renewal. The approval number and hours for a given class are shown when you register for it. All of it is included in the $199, with no separate course fee. The Tuesday and Friday sessions are coaching and training, not CE.
What do I get in Colorado that other states don’t, yet?
Two things in the membership itself: monthly CE that counts toward renewal, and the annual certification update included rather than billed. The Pearson beta seat that comes with the tech package is Colorado for now. Each one expands with the program; Colorado is simply where we’re licensed on both sides.
